Consulting Service for Retirement Visa (Non-O visa) for Foreigners on Tourist Visa
The Retirement Visa, also known as the Non-Immigrant Visa (Non-O visa), is granted to foreigners over 50 years who would like to reside in Thailand after retirement. The immigration officer permits a stay of up to 365 days per entry, extendable upon meeting certain conditions. One crucial requirement for extension is to have a minimum deposit of 800,000 Baht in a Thai bank account for at least 2 months (60 days). Additionally, applicants must have residential lease agreement in Thailand. If it is the first time applying for a non-O visa, the applicant will receive a total visa validity of 15 months (initial visa 90 days + visa extension 365 days).
This must be in accordance with the rules and conditions of the Immigration Bureau.
Service Fee
- Foreigners with a Thai bank account and required funds: 42,000 Baht
- Foreigners without a Thai bank account and required funds: starting from 52,000 Baht (excluding bank account opening services).
Required Documents for Retirement Visa Application:
- Original passport with copies of every page.
- 1 color photograph (4x6 cm).
- Address and phone number in Thailand
- TM.30 Form (notification of residence of foreigners at the Immigration Office)
- Lease agreement specifying the applicant's name
- Copy of the house owner's household registration/ID card *if the address does not match the leased property, include property deed and registration
- Water/ electricity/ utility bill for the past months
- Bank statement showing a balance of 800,000 Baht (maintained for at least 2 months for extension) with account certification.
Key Conditions:
- If the applicant already opened Thai bank account, the visa must have at least 15 days validity for processing.
- If without Thai bank account, the visa must have at least 30 days validity for opening an account and visa processing.

Processing Steps:
For people who are currently in Thailand on a tourist visa (require to change type of visa first):
- Initial consultation and document review.
- Appointment for document submission.
- Upon complete documentation, change the tourist visa to Non-O Visa for a 90-day period. After 90 days period, extend to a 1-year visa after processing. The entire process will be completed within a maximum of 20 days.
- *Bank deposit accounts must have the latest update as of the document submission date.
For visa renewal:
- Initial consultation and document review.
- Appointment for document submission.
- Appointment for visa extension to Non-Immigrant O-A Visa for 1 year (365 days). The above process is typically completed within 7 days.
- Bank deposit accounts must have the latest update as of the document submission date.
